Larimer County property owners will receive a Notice of Valuation from the Larimer County Assessor’s Office for taxable real property between May 1st and June 1, 2020.

Property owners will only receive a notice if the value of their property has changed from the discovery of new construction, remodeling, a lot subdivision, or a new addition.

The deadline for all property owners to appeal their valuations is June 1, 2020. By following Larimer County Health and Environment guidelines, and to prevent the spread of the COVID-19 virus, this year the Larimer County Assessor’s Office is unable to meet property owners in-person who wish to protest their property valuations.

The assessor’s office will receive property owners’ protests via U.S. Mail, or through our online protest system, also by fax, or via the new telephone conference system until the close of business on June 1, 2020. A temporary outside drop-box has been installed for drop-off protests at the Larimer County Courthouse Offices Building, 200 W. Oak St., Fort Collins at the south entrance to the building.

Property value in Colorado is determined every two years. Property values for 2019 and 2020 reflect market data as of June 30, 2018. This year the Assessor’s Office will send out about 13,000 Notice of Valuations versus 153,000 sent last year.

“My office is aware and sensitive to the hardship and economic impacts from the COVID-19 outbreak in our community. Colorado State Statute only allows for the analysis of data that is examined for the 2021 reevaluation of all property,” said Larimer County Assessor Bob Overbeck. The Colorado Assessor’s Association is currently working with Colorado public officials to address these issues. So far under state executive orders, we were able to extend the deadlines for declarations on business personal property by 60 days.”
