Larimer County Treasurer & Public Trustee Irene Josey reminds the public that the Larimer County Annual Tax Lien Sale will be held online this year with RealAuction.  A tax lien will be offered on any property with a tax balance not paid by Nov. 17. 

All potential bidders must register before the sale date which is the official start of the sale. Registration will be made online at The registration will include the completion of an IRS required W-9 form as well as ACH depository requirements and acceptance of the “Declaration of Statutory Compliance” document.

Further details of the registration process will be available on the website. At the time of registration, you will be asked to complete an ACH authorization so that when you start your bidding you will be able to deposit a minimum of 10% of what you plan to spend for tax liens, and subsequently, you can make payments for the tax liens purchased.

RealAuction will conduct training sessions which will be posted on the RealAuction website. The classes will be held over the internet and will be offered by RealAuction. For additional information, please contact the RealAuction Customer Service Center at (877) 361-7325.

All certificates of sale will be permanently retained by the Treasurer’s Office. A safekeeping receipt of all tax liens purchased will be forwarded to you in approximately 7-10 business days following the sale. It is important to remember the element of risk involved in the purchase of tax liens.

If the property associated with the tax lien is placed under the control of the FDIC, DEA, IRS, or other governmental agency, before, during, or after our tax lien sale, loss of your investment may occur. In addition to the above-listed agencies, a loss of investment may occur from a natural disaster, bankruptcy, or any other unforeseen event or happenstance. 

Our office can't identify each potential problem that could arise on these delinquent properties. It is your responsibility, as an investor, to research and conduct your own public records investigation to familiarize yourself with the property and reduce the possibility of your loss.

Pursuant to C.R.S. 39-11-148 (1), tax lien sale certificates are automatically canceled after fifteen years. It is your responsibility to track your investment. The tax lien sale is conducted with the goal of fairness in mind. All comments and suggestions are reviewed and have been implemented where appropriate.

The assignment of tax lien certificates will be processed beginning in January 2021. There is a $17 fee for each assignment. Please contact our office for additional information.

All property taxes must be collected to meet the budgetary requirements of all certified taxing authorities. The annual tax lien sale is held to collect these unpaid taxes. Liens are placed against the properties and are purchased by investors who, in turn, earn interest against the tax amounts.

Currently, there are 1,708 real property and 52 mobile homes. delinquent accounts in Larimer County, totaling nearly $4,662,242.32 in unpaid taxes.
