Notice of Valuations - Budget

We understand you have received a notice in the mail from the Larimer County Assessor’s Office saying that the value of your property has likely increased significantly compared to last year. We understand how this could affect how much you have to pay in property tax, and that it might be difficult to sustain this tax burden and may be unsustainable, especially for residents that may be struggling to get by.

The strong real estate market that was present until last summer has led to dramatically increased property values in all 64 counties in Colorado, with Front Range communities being particularly affected. This has been magnified by the repeal of the 1982 Gallagher amendment (learn more here).

However, just because your property value went up doesn't mean your property tax will increase by the same amount. Larimer County government represents only about a quarter of your total property tax. In addition, the various taxing entities, like school districts or fire and water districts, have different rates that will impact your property tax bill. The governing bodies of these entities, including the Larimer County Board of County Commissioners, are looking at options to lower your tax rate. The State Legislature recently established a new law that may help reduce the impact on your taxes. We encourage you to visit the County’s budget website, especially the Budget Explorer tool, to learn more about property taxes  For assistance you can also apply for the Senior Property Tax Homestead Exemption or the Disabled Veteran and Gold Star Spouse Exemption.
