Notice of Determination mailed
The Larimer County Assessor’s Office has carefully reviewed property appeals and mailed this week just under 12,000 Notice of Determinations [NOD] to property owners in Larimer County.
Nearly 50% of the 12,000 properties protested saw an adjustment, with the average adjustment for 2025 of 11%. More than 5,700 of those protests were also filed using the assessor’s online protest platform.
Nearly half of all property protests were filed online, while 32% were received by mail, 3% used the 24/7 Dropbox, and 245 phoned in their appeal. Just over 1,700 property owners visited the Loveland and Fort Collins’ Office of the Assessor to discuss their protest in person.
Larimer County property owners who wish to appeal the NOD have the right to file an appeal with the Larimer County Board of Equalization. The deadline to file is September 15, 2025.
