Notice of Valuation to be mailed
Property owners in Larimer County will receive their 2026 Notice of Valuation this week by mail or digitally via eNotices from the Larimer County Assessor’s Office.
Properties should reflect the same value as in 2025, since 2026 is a non-reappraisal year. Changes that occur due to remodels, new construction or ownership changes will be reflected on the notice. The Assessor’s Office will accept in-person appeals in Fort Collins from May 1 through June 8 at 200 W. Oak St., Fort Collins, and from May 18 through May 29 at 200 Peridot Ave., Loveland. The Assessor’s Office will also accept appeals by phone, U.S. Mail, the Assessor’s Online Tool, or the secure outdoor drop box located at the Fort Collins Larimer County Administrative Services Building, 200 W. Oak St., Fort Collins.
This year’s mailing includes several new options available. Property owners can now sign up for eNotices, a convenient way to receive future assessor notices via email, and will also notice a QR code on each mailed notice for quick access to their property information online. Property owners can sign up for eNotices by clicking https://enoticesonline.com. Property owners will need to add their Unique Authorization Code to sign up for the notices, located in the lower right corner of the Notice of Valuation that shows the total property value.
“I’m thrilled to provide this new and innovative service by sending thousands of eNotices this year; it’s a win for the environment and a lower cost,” said Larimer County Assessor Bob Overbeck. “It’s my long-term vision to see every property owner benefit from the speed and ease of digital delivery.” This year, about 9,000 eNotices have been sent to Larimer County property owners.
All notices will also provide information about a one-time reduction in value available this year, including instructions on how to apply for the Senior Homestead, Disabled Veterans, and Gold Star Spouse’s exemptions.
