Time Trends Overview

Time trending is the process of updating property sale prices to reflect market conditions as of a certain date. In Colorado, time trends are calibrated to reflect market values as of June 30th of even-numbered years (e.g., June 30th, 2024), known as the “reappraisal date”.

Whether it’s open land, a farm or ranch, or a home, many people's most important asset is their property and its value.

Notice: Misinformation About Federal Property Tax Benefits

The state and county have received recent inquiries regarding alleged new federal property tax benefits, exemptions, and tax forms. It has come to our attention that this information stems from AI-generated misinformation currently circulating on social media and video platforms. The Division of Property Taxation has reviewed this information and has not found any evidence of the programs or legislation that the videos and social media posts are claiming.

Notice: Misinformation About Federal Property Tax Benefits

Claims about new federal property tax benefits, exemptions, and tax forms are currently circulating on social media and video platforms. These claims appear to originate from AI-generated misinformation, and county assessors' offices across Colorado have received questions about them.

The Colorado Division of Property Taxation has reviewed these claims and found no evidence that the programs or legislation described in these posts exist.

There is no federal property tax legislation. No federal law or program provides automatic property tax freezes, assessment caps, or school tax exemptions of the kind described in these viral posts. Property taxes in Colorado are administered entirely at the state and local level.

Form 1098-SR is not a real IRS form. The IRS does issue Form 1098 (Mortgage Interest Statement) and Form 1040-SR (U.S. Tax Return for Seniors), but neither has anything to do with the property tax exemptions or caps mentioned in these videos and posts.

If you've seen these claims, nothing has changed at the federal level regarding your Colorado property taxes. For questions about your federal tax obligations, we recommend consulting a qualified tax professional. For questions about your property assessment, contact our office directly.

Larimer County Assessor Bob Overbeck is reminding property owners that the deadline for filing late applications for key tax-saving programs is approaching.
