With the passage of Colorado House Bill 24-1152, which goes into effect June 30, 2025, Larimer County no longer requires applicants to go through a planning process before applying for an Accessory Living Area building permit. There are some new requirements before a building permit application will be accepted, so please review the information below. The planning division will still be part of the building permit review process and applicable Land Use Code requirements will still apply.

The County wants to support Larimer County residents impacted by the fire while being fair and responsible with County resources. Insurance policies should cover building permit fees for replacement structures and repairs/alterations. Because the Board of County Commissioners authorized a Cleanup and Rebuild program from August 27, 2024 through August 27, 2027, property owners who are uninsured or underinsured may apply for a fee reduction to the county Community Development Director.

A “nonconforming” building, structure, use or lot is one that was legal and conformed to the County Land Use and Building Codes at the time it was established, or predated those codes, but no longer conforms to updated regulations.
