Zoning regulations are rules that define how a property can be used. The purpose of the zoning regulations is to implement the Larimer County Comprehensive Plan, promote compatible land use patterns and establish standards appropriate for each zoning district.

See the table below for a list of Larimer County's zoning districts (the number indicates its section number in the Larimer County Land Use Code).

Larimer County is divided into two areas ("B" & "C") by wildfire hazard area and roofing requirements. Area "B" is the foothill and mountain areas; area "C" is along the Front Range. Due to the prevalence of shrink/swell soils in Larimer County, especially along the Front Range, an engineered footing and foundation plan or a site-specific soils report indicating non-expansive soil will be required on all home sites in area "C".

General Requirements

All Liquid Propane Gas Facilities shall be readily accessible for inspection, reading, testing, and shutting off the gas supply at all times. All service piping and main supply shut-off valves shall be outside the building. Discharge from Relief Valves shall be into open air and shall be not less than 5 feet horizontally away from any opening into a building which is below such discharge.

See below for requirements for submitting plot plans for a building permit application for any residential or accessory structure.

Two complete sets of plans plus a minimum of five plot plans shall be submitted with each application for a permit that involves proposed new construction, additions to existing structures, or any alterations other than interior remodel. One set of plans remains on file, while the other set is returned to the customer to keep on the job for subcontractors and inspectors use.

Zoning is a method used by local governments to create zones or areas for different types of land uses to provide separation between uses that may be incompatible. An example of this is having different zoning districts or areas for residential uses and for industrial uses.
